## Geographic position
Surrounding the ancient Pieve di San Regolo dating back to the 11th century, Poggio alle Vigne is a small medieval hamlet, perched on the hill overlooking the whole winery.
It is located in the heart of Tuscany, 12 km to Castelfiorentino, 22 km to San Gimignano and 32 km to Volterra, as well as very close to the main city of art f the region, such as Florence (55 km), Siena (63 km) and Pisa (68 km), which are all one hour drive.

**Hamlet of 1.057 sqm**

**The winery and cellar**
The Business is extended for a total surface area of around 40 hectares, with 16 hectares
of splendid vineyards.
The current wine production is around 100,000 litres (equal to a potential of around 133.000
bottles) of which around 40,000 are bottled, with 4 types of DOCG and IGT wines.
The remaining wine is sold in tanks to bottlers as Chianti DOCG but with an extension of the
market, it could be bottled independently, improving the turnover of the business.
The agricultural business also produces an average of 2.000 kg of oil.
The sale includes the cellar, measuring around 600 sq.m, complete with the winemaking,
refining and bottling equipment, plus the equipment necessary for the running of the business.
**Existing volumes to be recovered (1.200 sqm)**
It deals with a large building to be demolished, located in panoramic position near the cellar. There is a Recovery Plan already approved by the Municipality allowing the construction of holiday-residential units for a total surface of 1.200 sqm.
