## Description of buildings

The property consists of a large, stone country house of 556 sqm, an outbuilding of 72 sqm and an underground garage of 114 sqm. It is surrounded by 7,600 sqm of private land with a pond and a well.
It has been tastefully renovated, in full respect of the original materials, with the aim of maintaining intact the property's charm and patina of age.

The large size and multiple entrances give the country house, which is currently used as an accommodation business, great flexibility of use.

The main entrance leads to the living room, a distinctive and welcoming space, created from what were once the stables of the country house. There is a large fireplace in the centre of the living area, which consists of two rooms separated by arches and connected to a third room looking out onto the garden. ## State and finishing

It is rare to find a country house that combines an excellent geographic location with such careful and well-finished renovation work. Inside, everything reminds us of traditional Tuscan country houses, which are basic and simple.

The original materials and spaces have been cleverly restored and combined with a few modern, minimalist, functional elements, which bring touches of colour to the dwelling and give it a welcoming and comfortable atmosphere.

The rooms are large, many with double-height, and the finishes are of excellent quality. Natural lighting is dominant, while the artificial lighting is original and never intrusive, as in the case of the spotlights that, from the ground, illuminate the internal walls and light up gradually.

A few coloured elements stand out against the neutral colours of the walls, with textured plaster, in natural earthy colours. In the living room, the original terracotta floor has been preserved, while in the kitchen and in the bedrooms, the floors are made of large limestone slabs.

The ceilings are traditional, with wooden beams and flat terracotta tiles; the window and door fixtures are made from solid wood and the antique wooden doors are original, making them a decorative element and recalling the true nature of the country house.

## External areas

Opposite the main entrance, there is a splendid external courtyard with antique stone paving, suggesting a perfect area for delicious outdoor lunches and dinners. The 7,600 sqm of private land is an oasis amidst the vineyards and includes a well and a pond. If desired, it would be possible to build a swimming pool.

## Use and potential uses

Il Casale tra i Vigneti is currently used as a private residence and a high-level accommodation business, thanks to its large size and the layout of the spaces, many of which have a private entrance.
