## Geographic position
The Alpine Wellness Hotel was created as a result of the careful renovation of several traditional country houses in Val d\\\'Aosta in the second half of the eighteenth century. A careful mixture of materials and furnishings has made it possible to combine the emotions, that only objects from the past can convey, with comfort and relaxation provided by the most modern solutions.
We are located in the Cervino valley, at an altitude of 1100 m above sea level, in a place where the tourism potential can be exploited both in winter and in summer.
Cervinia (21 km), with its 360 km of ski runs, is in fact less than half an hour away by car, while the Casino of Saint Vincent (12 km) is 20 minutes away.
Courmayeur (70 km) can be reached in an hour, while you can get to Turin (100 km) and Milan (170 km) in less than two hours. Portofino (265 km) and the Ligurian Sea can be reached in just three hours.
The nearest international airport is that of Turin (101 km), just over an hour away by car. Milan Malpensa (162 km) can be reached in less than two hours, while you can get to the airport of Geneva in Switzerland (186 km) in two and a half hours.
## Description of buildings
The hotel, which has a total floor area of 1982 gross sqm, is spread over four levels (all connected by a lift) that follow the slope of the ground.
On the entrance floor, there is a reception area, a small office, a bar/living room with a nice balcony, a small lounge and three bedrooms with en-suite bathroom and access to another balcony. This floor has a surface area of approximately 247 gross sqm.
On the first floor (which has a floor area of approximately 180 gross sqm) there are 4 bedrooms with bathroom (two of which have access to a balcony) and a lounge/bedroom, also with a bathroom.
The floor immediately below the reception (which has a floor area of approximately 340 gross sqm) consists of 6 bedrooms with private bathroom, all with direct access to outdoors.
Lastly, the top floor, which is the largest, has a surface area of approximately 1215 gross sqm and includes a kitchen, a restaurant, with direct access to outdoors, a breakfast room, a wine cellar and a large area dedicated to wellness: this is a large room with spectacular windows to the outside, inside which there is an indoor swimming pool and, following on, a sauna area, a Turkish bath, a massage room and a gym.
On this floor, there are also numerous ancillary rooms (changing rooms, a laundry room, storage rooms, storehouses etc.), 7 bathrooms/WC and a large garage.

## State and finishing
The structure is in excellent condition and is the result of the restoration of ancient rural buildings of traditional Val d\\\'Aosta architecture.
The interiors have retained the type of construction and the materials of the old buildings, combined with contemporary elements and solutions that do not change their warm, welcoming appearance.
The bedrooms are all different and have stone and larch floors.
The bathrooms have taps and fittings and sanitary ware with aesthetic features that harmoniously combine different materials like stone, neutral marble and wenge wood.
