This single block of 4,500± deeded acres lies beneath the 11,000 foot peaks of the Crazy Mountains, 40 minutes northeast of Livingston. It encompasses the main part of a significant mountain valley, from ridge top to past ridge top. One enters this valley through a small canyon at its lower end. From there, six miles of a small creek as well as a pleasing combination of aspen groves, fir-covered hillsides and open range gradually rise upward toward towering peaks. Parts of the skyline also include the 9,000 foot Bridger and the 12,000 foot Absaroka mountain ranges. Location
The Falls Creek Ranch is located 40 minutes northeast of Livingston, Montana. This puts it about one hour and fifteen minutes from Bozeman’s commercial airport. It is accessed from either community by Interstate 90 connecting to State Highway 89, and then by either of two county road routes. The northern route (Rock Creek Road) is the most improved at this time and is paved except for the last four miles. The southern route (primarily Falls Creek Road) is gravel for the last seven miles. Bozeman’s commercial airport provides airline service on Delta/Northwest, Alaska/Horizon, Frontier, Allegiant and United airlines. Flights on these carriers offer service through their respective hubs in Salt Lake City, Seattle, Minneapolis and Denver. Private jets and other general aviation aircraft may land 25 miles south of the ranch on the 5,700’ paved runway at Mission Field Airport. The small community of Clyde Park is just eight miles west of the ranch. Among other services it offers a restaurant, bar, bank, gas station and grocery store.

General Description
The setting of the Falls Creek Ranch under the Crazy Mountains is a truly beautiful one. From its foothills perch on the southwestern slope of these mountains, the 11,000 foot peaks of the Crazies compose the entire northern view of the ranch. The view shed of the ranch is almost entirely of mountains – a view of the eastern plains from the northeastern corner of the ranch being the only exception. The northwestern view is to the 8,000 foot Big Belt Mountains. To the west, the 9,000 foot peaks of the Bridger Mountains conceal Bozeman. In the foreground of these mountains lies the Shields River valley. This river flows to the south fifteen miles to join the Yellowstone River. The backdrop of this confluence, and the dominating southern view of the ranch, is the skyline 12,000 foot tall headwall of the Absaroka Mountain Range. The Absarokas are flanked to the west by the Gallatin Mountain Range also visible from the ranch. This completes a 360-degree, five mountain range viewshed for the Falls Creek Ranch.

The ranch is well blocked, lying in a rectangular shape. The two main neighbors are very large ranches – one of 18,000± acres and one of 44,000± acres. Conserved lands border the ranch for two miles on the south. In addition the ranch is bordered by state and federal lands in a number of places.

The lower access to the ranch is on the southwest corner where the county road dead-ends at the ranch boundary. One passes through a narrow canyon onto the ranch where the valley opens up to the north and east under the peaks of the Crazy Mountains. The ranch includes the main Falls Creek Valley and a number of smaller tributaries. There are in fact eight drainages on the ranch with over six miles of live streams. The valley begins at a 5,300 foot elevation and climbs relatively gently initially and then more steeply in its upper reaches where it reaches a high point of 6,300 feet. The upper end of the ranch above the main valley also adjoins a county road offering a second access point. Essentially the ranch controls its own viewshed while looking out to the mountain ranges that surround it.

The vegetation is extremely diverse and includes grass and sagebrush rangeland, aspen groves, pockets of Douglas fir timber and hardwood draws. One also finds willows and cottonwoods in the lower parts of the ranch and there are areas of juniper and ponderosa pine. The owners have built two modest but very attractive cabins in this beautiful private setting. One is located in its own side valley and the other is perched on a dramatic ridge-top site commanding awe-inspiring views of the ranch itself and the surrounding mountain ranges.
