Geographic position
Tucked away in the Umbrian countryside, just 15 minutes from Todi (15 km) and 30 minutes from Orvieto (31 km), lies Il Castello dei Landi, a fortress dating back to the 12th century, surrounded by 17 hectares of private land with an olive grove and woods.
Perched on top of a hill, which is wholly owned, the castle enjoys a dominant position with wonderful views from deep in the countryside to the outline of the mountains standing out in the distance.
The entire surrounding area has remained completely untouched and the castle has been acknowledged as a period residence, becoming part of the Unesco World heritage in 2009. The landscapes in this area are among the most outstanding in Umbria and it is here that important American, English and Italian personalities have chosen to reside.
The location, which is private but not isolated, is between Todi and Orvieto, two major Umbrian cities of art. The airport of Perugia S. Egidio is 61 km away and you can reach Rome and the international airport of Rome-Fiumicino in about an hour and a half.
Description of buildings
The property consists of the castle and separate and independent living quarters in the immediate vicinity, as well as a house near the private pond, a barn with a shed, a kitchen and accommodation for employees, for a total surface area of over 1,355 net sqm.

The castle has three floors and a surface area of 1,122 gross sqm (equal to 865 net sqm). Its structure is austere and is square with towers in the corners, buttresses on the lower side at the back and two central courtyards protecting the residence. In total, the castle alone has 10 bedrooms with 10 bathrooms and various other rooms, living areas and ancillary rooms, making a further 15 rooms.
The entrance door opens onto the courtyard and features a well that leads to a room with typical high stone walls and a barrel vaulted ceiling. Once, perhaps, a guarding station for the entrance, today it is used as a venue for friendly dinners, thanks to the presence of a large stone fireplace.
From the first courtyard, a second door opens onto a second private courtyard, around which there are the entrances to the residence itself, spread over three floors, with the living area on the ground floor and the sleeping area on the upper floors.
There is an apartment in the left wing of the castle, with a private entrance from the outside, consisting of a living area, two bedrooms and two bathrooms.
The Princesss chamber is striking and is located in the highest tower, which can be reached via a walkway that goes up along the walls of the inner courtyard.
In the immediate vicinity of the castle, there is an apartment of 55 sqm with a lounge, a kitchen, a bedroom and a bathroom.
State and finishing
The property has undergone careful restoration and preservation work and is in excellent condition.

The 17 hectares of land include an olive grove, a fruit orchard, a wood and arable land with a private pond.
